HDB’s depreciation is real!

Recently I was contacted by a couple who was looking to sell their 44-year old 3R flat in Holland Avenue.

They bought the property 7 years ago –  when it was 37 years old. This meant when it was bought, there was no CPF financing restrictions.

Unfortunately, in the recent 2-3 years – there has been increasing awareness on the 99-year leasehold issue. This made a lot of buyers VERY sensitive on the age of the flat.

Hence, that’s why there will always be challenges in selling an older flat.

It is NOT wrong to buy an older HDB flat – yes the prices are cheaper, the place is bigger.

But you must also understand WHY it is cheaper….

You must also manage your expectations if you plan to sell in the future.

Do not be shocked when the prices you thought it was possible to sell at…. doesn’t happen. With each passing month and year, the situation is not going to get better. The depreciation of HDB is certain!

Most people don’t think about it until it was too late. Others simply want to keep their flat for sentimental value. They are simply contented with a roof over their head.

Again there is nothing wrong to be contented. But if we don’t plan or plan early, there is simply too many missed opportunities. And many are retiring asset rich but cash poor.

My reminder is to always keep your property portfolio at the top of your mind. Just like how your health needs a regular check-up, so does your property – be it HDB or Private.
