Paying More For A Higher Floor Unit?
Posted on |
Is paying an extra $50k–$100k for a top-floor unit actually worth it when you exit? 🤔💸
Most buyers assume: Higher Floor = Guaranteed Higher Profit.
We ran through 593,293 private residential sale transactions in Singapore and it told a very different story 📊
👇 1️⃣ Diminishing Marginal Gains: Going up in height increases your entry price tag significantly, but your capital gains don’t scale proportionally at resale.
2️⃣ The “Lucky 8” Surcharge: Levels 08, 18, and 28 often command developer markups. Auspicious? Yes. Guaranteed resale recovery? Rarely 📉.
3️⃣ The Sweet Spot (25%–50% Height): That’s typically where you clear the tree line/nuisance, capture natural light and breeze, without paying bloated developer premiums 🏙️✨.
Don’t buy floor numbers. Buy changes in value. 💡
